Our holiday pledge to you:

We will offer complete flexibility up to 14 nights before you arrive if your holiday becomes affected by new restrictions introduced as a result of the Covid-19 pandemic

What a year we have all had and never had a holiday with our loved ones and friends  well 2021 is the year we need, to relax, and reconnect. We promise to always treat our guests fairly and honestly and to offer flexibility. We know everyone is keen to take a holiday and you can do it with peace of mind when you book with Premier Villas our knowledge that you can flex your travel plans should you need to.

 

If one of these travel restrictions are introduced after you have booked your holiday then you can change or cancel your holiday up to 14 days before arrival:

  • Your government advises against all non-essential travel to  Spain.
  • Land borders are closed preventing you from entering  Spain.
  • You are required to quarantine on arrival
  • You are required to quarantine for 14 days on your return home

If one of these restrictions is introduced after you have booked your holiday you will be able to change your dates to new dates in 2021 or request a voucher for the amount that you have paid to date, to redeem on a new holiday later in 2021, or in 2022 up to 14 days before you are due to arrive.

Within 7-14 days you would be eligible to receive a voucher for 50% of the amount that you have paid.

Balance payments will be due 8 weeks before arrival as usual, and you can change or cancel your holiday up until 8 weeks from arrival.

We strongly advise all guests to have adequate travel insurance in place before your book your holiday. If you holiday is affected by Covid-19 the first port of call will be your insurer. If you have specific reasons for not wishing to travel where there are no FCO or government restrictions in place we ask you to contact your travel insurer.

You will need to register the property in the Valencia Community.

You will require the following to obtain a Tourist Licence. 

Compatibility Report For Tourist Use

The Town hall report of Tourist use  is a new requirement, as the law changed on the 9th July 2018.

Tourist Licence Registration

We would require the following:

  • PASSPORT
  • NIE Number
  • SUMA (council tax bill)
  • HABITATION CERTIFICATE or APPLICATION OF “LICENCIA SEGUNDA OCUPACION
  • TOWN HALL REPORT OF TOURIST USE or CERTIFICATE OF COMPATIBILITY
  • NUMBER OF BEDROOMS AND BEDS (Maximum occupation)
  • APPLICATION FORM SIGNED (original signature is required)
  • DEEDS

Rental Tax in Spain

When you rent out your villa or apartment and not being a resident in Spain you have to pay a rental tax every quarter, in January, April, July and October. If you only rent out the property short term you will have to submit the form in the corresponding quarter.

To calculate the tax it is needed the following informational:

  • NIE of any of the owners
  • The rental contract (in the case it is long term rental) (copy)
  • Rental dates
  • Money received
  • Property expenses:
  • Council tax(copy of the bill)
  • Community fee
  • House insurance.
